Agreement to Terms
Definitions
- Guest: Any person who visits, browses or makes a booking via our website or stays at our campground.
- Booking: A confirmed reservation for a campsite, tent site or activity.
- User Content: Reviews, photos, comments or other materials submitted by Guests via the website or social media.
Acceptance & Eligibility
- You must be at least 18 years old to make a Booking.
- By making a Booking or accessing the property, you confirm you have the authority to enter into a binding contract.
- These Terms apply to all use of our website and to all stays or activities on-site.
Bookings & Payments
Booking Process
- All Bookings are subject to availability and confirmation via email.
- Campsites are allocated on a first-come, first-served basis upon arrival unless otherwise specified.
- At times for large groups camping together (15 vehicles +) we may reserve part of the campgrounds.
- Avoid camping directly under large trees.
- Unlike our general bush camping areas, all Powered Sites and Tiny Homes are specifically designated spots. These locations are preassigned to ensure access to necessary infrastructure and utilities. Guests booking these accommodations must remains within their assigned site boundaries.
Payment
- Full payment is required to secure your booking.
Cancellations and Refunds
Cancellations & Refunds – Camping, Powered Sites
- Cancellations made more than 14 days before arrival: full refund.
- Cancellations 7–14 days before arrival: 50% refund.
- Cancellations within 7 days or no-shows: no refund.
Cancellations & Refunds – Tiny Homes
- Full refund for cancellations is allowed at least 14 days before the check-in date.
- No refund for cancellations made less than 14 days of check-in
PayPal Refunds are returned to your original payment method, and the timing depends on how you paid:
- Credit card: May take 1–2 billing cycles (about 28–31 days each) to appear.
- Debit card: it takes up to 5 business days, but can take up to 30 days depending on the card provider.
- Bank account: Typically processed within 5 business days, but may take up to 30 days in some cases (e.g., if the payment was pending).
- PayPal balance: Refunded on the same day.
If a card is canceled or prepaid, the refund is still sent contact your card provider to access the funds.
Use of Facilities & On-Site Conduct
Check-In/Check-Out
Camping and Powered Sites: Check-in from 12.00pm; Check-out by 11.00am.
Tiny Homes: Check-in from 2.00pm; Check-out by 10.00am.
Generators
Quiet generators are permitted between 8:00 AM and 8:30 PM. If you need to use a generator overnight, please contact management. We will assist in finding a suitable campsite away from other campers to ensure everyone can enjoy a peaceful environment.
Fires & Firewood
There are designated fire pits available across the campground, or you may bring your own.
Firewood Options: Campers can choose from the following firewood options:
- Collect firewood from the property grounds.
- Purchase firewood conveniently available in wheelbarrows on the property.
- Bring Your Own (BYO) firewood if preferred.
Important Restriction:
- Please remember, cutting down trees on the property is strictly prohibited.
- Never burn glass bottles or cans, they can injure livestock.
- This policy ensures the preservation of the 1300-acre cattle property’s natural environment while allowing guests to enjoy the charm and warmth of campfires during their stay.
Waste & Water “Leave no trace” policy
- Pack out all rubbish – leftover waste can harm livestock and wildlife, take all rubbish with you.
- Water – We are delighted to announce that as of October 13, 2025, we have successfully installed advanced filtration systems on our water collection tanks, expertly completed by Pristine Water Systems. You can now enjoy potable water that has been thoroughly filtered and treated, ensuring it is free from all contaminants and harmful bacteria. This purified water is safe for both drinking and cooking, providing you with a pristine and worry free experience during your stay.
- Septic System – our septic system only accepts toilet paper and natural waste; please do not flush feminine hygiene products or other items.
- Dump Station – The is a dump station conveniently located next to the toilet/shower facilities. Do not put non-biodegradable items, harmful chemicals, fats, oils, or sanitary products into a caravan dump station. These items can clog the system, kill beneficial bacteria, and cause blockages or damage.
Pets
Well-behaved, sociable dogs are welcome on our working cattle farm, with a few important guidelines to ensure everyone’s safety:
- Leash requirement: Dogs must be kept on a leash at all times while on the property.
- Supervision: Wildlife (including wild dogs) frequents the area. You’re responsible for supervising your pet at all times to prevent any incidents.
- Off-lead privileges: Off-lead play is only permitted for dogs that:
- Have an exceptional recall.
- Remain calm, do not chase and non-aggressive around livestock and other guests.
- Are continuously watched by their owner.
- Failure to comply with these rules may result in removal from the campground without refund. Thank you for helping us keep both our guests and animals safe!
4WD & 2WD Access
- Do not spin tires or damage the campground surfaces. We have designated areas for those activities.
- Farm tracks are available for 4WD use at your own risk.
- After rain, tracks can become treacherous – please avoid mountain trails when wet.
- NSW road rules apply everywhere on the property; 10km/h speed limits are strictly enforced in locations around the property.
- Please take care driving around the campgrounds for other campers, children and cattle. Also note speed limits around the property and when passing the Homestead as we have precious pets.
Quiet Hours Policy
- No loud music: Amplified music is not permitted during quiet hours.
- Generators off: All generators must be switched off by 8:30 PM.
- Respect your neighbours: Keep voices low and minimize vehicle movement.
- Zero Tolerance: We want everyone to have a great time, but party groups who disrupt the peace of the campground will be asked to turn the noise down, or ultimately asked to leave.
- Late Night/Party Groups: If you plan to stay up late and play music, let us know! We have designated areas located far from the main campsites specifically for louder groups. Please see management to secure one of these suitable spots so everyone can enjoy their ideal camping experience.
Safety & Liability
- Swimming in the Clarence River is at your own discretion. While the river can appear calm and serene in some photos, it is important to note that conditions can vary greatly. At times, the river may be unsafe to enter due to factors such as flooding, submerged rocks, or low water levels, all of which are influenced by weather conditions. Please consider this variability when planning your visit.
Website Use
User Content & Reviews
- You grant us a perpetual, worldwide, royalty-free license to use, reproduce and display any User Content you submit.
- We reserve the right to remove or refuse any content that is unlawful, offensive or violates these Terms.
Intellectual Property
- All website design, text, graphics, logos and trademarks (“Content”) are our property or used with permission.
- You may view and print pages for personal, non-commercial use only. Any other copying, modification or distribution is prohibited.
Disclaimers & Limitation of Liability
a. Disclaimer of Warranties
- Our website and services are provided “as is” and “as available.” We make no warranties of any kind, express or implied.
b. Limitation of Liability
- To the fullest extent permitted by law, we disclaim liability for any indirect, incidental, special or consequential damages arising from your use of the site or services.
- Our total aggregate liability shall not exceed the total amount you paid us for the Booking.
Indemnification
- You agree to indemnify and hold us, our officers, employees and agents harmless from any claims, losses or expenses (including legal fees) arising out of your breach of these Terms, your negligence, or your violation of any law or rights of a third party.
Privacy
Privacy & Data
- Your use of our website is also governed by our Privacy Policy (which explains how we collect, use and protect your personal information) and our Cookie Policy.
Governing Law & Dispute Resolution
- These Terms are governed by the laws of New South Wales, Australia.
- Any dispute arising hereunder shall be resolved in the courts of New South Wales.
Changes to Terms
- We may update these Terms at any time by posting a revised version on our site. The “Last updated” date will reflect changes. Continued use of the site or services constitutes acceptance of the new Terms.
